Why do I consider location to be the most important factor when looking for your dream property in the south of Spain?

Here’s the deal.

I) The area between Gibraltar and Málaga is divided along the coast by the free coastal road A7 (La Autovía del Mediterráneo). This road divides the coast into two parts: one (1) part of the coast “behind the road” and the other (2) part at the coast (see photos 1 and 2).

If you buy a property “behind the road” (1), in practice this means the following:

  • You can’t cross the road directly. You need to use an overpass that may be closer or further away from your home.
  • In the hot summer months you are dependent on your car. You don’t want to walk in the heat.
  • In densely built-up zones like Marbella, Fuengirola or Benalmadena, the higher and further up the hill you buy a property, the more you are dependent on a car. Many new urbanisations are being built “behind the road” and it can take half an hour to drive down to the beach (coastal part 2). If you get into a queue or more.
  • If you forget to buy toilet paper, you have to get in the car again and drive to the store.

The advantage of part 1 can be the sea view and the quietness if the housing is further away from the road.

Therefore, you should consider the purchase of such a property well in advance.
