The amount of fees charged to the campus administrative firm varies from place to place, urbanization to urbanization.
Let me first explain what the management fees include. These are monthly payments that are usually not billed. The #property owner pays them monthly to the #urbanization authority. The latter provides maintenance of the gardens, cleaning and management of the swimming pool(s), cleaning and lighting in the urbanization areas, waste removal, repairs to the buildings and security throughout the premises, etc. If you find a fitness center, sauna, hot tub, indoor pool, paddle court in an urbanization, you’ll dig deeper into your wallet. Add to that the security of the complex.
Beyond these charges, the owner pays electricity and water directly to the suppliers of these services.
If, for example. you will pay like me 120 EUR per month administrative fees for a duplex apartment (140 m2) in an urbanization with 2 swimming pools, parking and gardens plus electricity and water, you will pay around 200 EUR per month (4.900 CZK). For the year it is 2.400 EUR (58.800 CZK).
The popular area around #Marbella entails higher costs for administrative fees in addition to more expensive prices for services. Prepare to spend between EUR 200 and EUR 500 per month (CZK 4,900 to CZK 12,250) out of your wallet, excluding electricity and water.
If you want to #optimize your #annual #income in case you rent out the property short term, choose the one with lower management services instead.
Lower operating costs will be reflected in an increasing supply of short-term rentals and ultimately in your annual income.
