On-line consultation
Want to get a clear idea of what buying a property on the south coast of Spain entails?
I can help you save time, money and nerves with online consultations.
During the consultation , you will get a clearer idea of whether Spain is the target place to buy your dream property, summer residence or year-round home.
Get a feel for the lay of the land
I can help you find your way around thanks to my professional experience and the fact that I have been living and doing business here for several years. Without a closer knowledge of the environment, local conditions and legislation, your idea may differ from reality.
What can we discuss together?
- selection of a suitable location – the difference between specific parts of the Costa del Sol, the distance from the sea, the distance from the airport, the transport accessibility and serviceability of a specific location (including how often and how intensively you want to use your car), the difference between urban and rural properties, the difference in price between properties with sea views and those without,
- type of property – apartment or house, number of bedrooms, modern property or older type of development, urbanization facilities (in the sense of apartment complex: swimming pool, tennis courts, etc.),
- property prices – the difference in prices in different places on the coast and according to the type of property, the conditions of renovations and their price,
- local colour – “how to live here”, composition of the local community (are there more locals or foreigners in the area), purchases and prices of consumer goods and energy, public and private education system, leisure activities,
- managing owned property – rental options, options for managing and controlling the property in the absence of the owner, local taxes and fees, obligations and rights of property owners in Spain, maintenance and repairs,
- obligations when buying a property – the need to document your own bank account in Spain, a unique tax identification number for foreigners (NIE) and more,
- security – squatters and risks associated with empty properties, prevention of security risks associated with foreign ownership of property, property management options, crime rate in the locality,
I share with you my international professional and personal experience
During the online consultation I will be happy to share with you my experience of everyday life in a foreign country, managing a 5* urbanisation in Marbella, renting an apartment, buying your own property, dealing with the bank, registering your child for kindergarten and school, finding craftsmen, protecting your property from squatters, etc.
I will also be happy to share my extensive international experience with you. In the past I have worked in Greece, Malta, Portugal, the Canary Islands and near Barcelona and now I live in sunny Andalusia, just outside Estepona.
Your ideas vs. reality
More and more people I meet are considering buying a property by the sea. I would be happy to advise you and discuss your plan with you before you decide to buy or move abroad.
It can be a life decision with a lot of administration and responsibilities. In Spain, when you buy a property, you pay additional fees of around 9-11% on top of the purchase price. In the Czech Republic, it is relatively easy to acquire real estate and it is possible to sell it without much difficulty or loss. On the Costa del Sol the situation is different.
I think it’s key to really be clear up front:
- where you want to buy the property
- the price of the property
- the use of the property (occasional holidays for you and your family, another rental or empty property during the year)
- the amount of the monthly fees to the Urbanisation Administration, etc.
I know the whole area and the local conditions well.
I’ll be happy to help you with whatever you need.
